Certified Plot Plans

A certified plot plan is a stamped drawing, drawn to a measurable scale by a state registered engineer or a state registered land surveyor. It shows a piece of land, its boundary lines, total square footage, and locates all the existing structures on the land.

 

Subdivision Plans

A subdivision plan is the division of a lot, tract, or parcel of land into two or more lots, plats, sites, or other divisions of land for the purpose, whether immediate or future, of sale or of building development. 

Elevation Certificates

An elevation certificate is a document prepared by a qualified engineer/surveyor which provides information on: elevation of a building relative to mean high tide, additional information used to determine the proper flood insurance premium rates for a property.

Mortgage Plot Plans

A Mortgage Plot Plan is a drawing that shows the as-built location of the building(s) on the property. Mortgage Plot Plans are normally part of the Title Work that is done by Lenders or Title companies to verify that the buildings comply with the communities Zoning Regulations.

Condominium Plans

The condominium map for the project will depict the exact physical location of the unit – where the condominium building the unit is located, and where the boundaries of the unit are drawn. This makes it a good starting point for learning where the basic lines are between your property and common property.

Lot Stakeout

A lot line stake out resolves the boundary, but does not include the drafting of any plans. The lot lines are marked at regular intervals, typically with wooden stakes and iron rods. 

 

 

Land Court Surveys

The main difference between the Land Registry and the Registry of Deeds is that the Registry of Deeds does not record official ownership of property, and thus does not guarantee title. It records the existence of a deed in relation to particular property and a particular transaction.

Lot Line Adjustments

Lot line adjustment means the relocation of the property boundary line in a subdivision between two adjoining lots with the consent of the owners of record.

Topographic Surveys

A Topographic Survey is a survey that gathers data about the elevation of points on a piece of land and presents them as contour lines on a plot. The purpose of a topographic survey is to collect surveydata about the natural and man-made features of the land, as well as its elevations.
